How Flex Works

Once you’re onboarded, we take care of setting up and optimising your listings across all major booking platforms, as well as our direct website.
We’ll also get you access to your Owner Portal so you can see everything from day one.

We do.

All guest enquiries, messages, payments, and reviews are handled by our team, so you’re not tied to your phone or inbox.

You’ll have your own Owner Portal where you can:

  • View live calendars and upcoming stays.

  • See bookings as they come in.

  • Track performance and statements.

  • View nights rates, occupancy . availabolity and reserve the property for personal use / friends and family.

Everything is centralised in one place.

We do.

Your pricing is managed by our revenue team using dynamic pricing tools and local market data to maximise income throughout the year,  without you needing to adjust rates or minimum stays. We also know how to utilise the platform promotions to ensure guests have full visibility of your property whilst you retain maximum revenue. 

You stay in control of the on-the-ground operations, including:

  • Cleaning and laundry.

  • Maintenance and repairs.

  • Stock and property readiness.

Many owners already have trusted suppliers, and Flex is designed to work seamlessly with that. Keeping you in control of those expenses.

Whilst the on the ground operations will be your responsibility, we can help you streamline the changeovers with your team. We can do this by providing your team with access to your portal (without any of the financial information), so they can also be notified when bookings come in or are modified. If your team are using housekeeping software for their changeovers, we may be able to share the calendar link from your portal to their system, synching bookings with cleans. 

We also provide holiday cover, if your teams aren’t comfortable with the above. This costs £99 for a minimum 7 day cover however, if we do not have to assist with anything out of our typical Flex services, we will return the £99. Treat it as a retainer, in case something does crop up. 

We use some of our industries best software packages to keep things running smoothly, including:

  • A channel manager to centralise bookings and messages.

  • Dynamic pricing software to optimise rates. Coupled with our fantastic Revenue Manager.

  • Digital guest guides and property information tools.

You benefit from the systems without needing to manage or invest in them.

Flex is a flat monthly fee of £195 + VAT.

No commission on bookings, no hidden fees, and no long-term contracts. 

All payouts from online platforms are received directly by you, improving your cash flow thorughout the month. We simply invoice at the end of each month for services provided.
