What to Expect from our Onboarding Process

We’ll arrange a viewing of your property to make sure we’re the right match for managing your holiday let. During the visit, we can offer advice on must-have and nice-to-have items, as well as suggest updates to soft furnishings or décor that could enhance your space. Additionally, we’re here to guide you through the license application process, highlighting any areas that may need attention to secure approval. For more details, click here.

As part of our onboarding process, we’ll conduct a full deep clean of your property, ensuring every corner is spotless. We’re also committed to reducing our carbon footprint, making it a priority to use eco-friendly products whenever possible.

Cleanliness and attention to detail are non-negotiable at Clark Anderson. We hold ourselves to the highest standards in housekeeping, and it’s part of our core values to continually raise the bar.

In addition to ensuring every surface is sparkling clean, we’ll supply hotel-quality towels and bath mats for your property. While we always encourage landlords to purchase their own linen, we’re happy to provide a quote, place the order on your behalf, and take full responsibility for laundering.

You can also choose from our eco-friendly, cost-effective hand soaps to keep your property stocked, or opt for a more luxurious brand for that added touch of elegance. These small details create a memorable experience for your guests, and we’ll help you find the right options to suit your budget.

If you’d like to add extras like spa-style slippers, complimentary wine, or some delicious traditional Scottish treats for your guests, just let us know! We can arrange everything and simply invoice you for any additional charges at the end of the month. We also recommend having a locked store cupboard in your property for convenience.

Clark Anderson offers complete property, listing, and guest management, so you can relax without lifting a finger! From marketing and advertising to revenue management, guest communication, cleaning, laundry, and property maintenance—it’s all part of our standard service.

If you’re operating a self-catering business or a holiday let, you might need to pay business rates. If your property is available for 140 days or more a year contact your local assessor. Your property, or part of it, might be liable for business rates.

From 1 April 2022, self-catering premises must be let for 70 days in a financial year.

Our cleaning teams now offer these services in convenient package deals, priced per clean rather than by the hour. This means we can provide you with an upfront cost that includes both cleaning and laundry (rental, usage, and laundering), making it much easier to manage and plan for your operational expenses.

Running a holiday let can be financially rewarding, but there are many costs to consider when transforming your home into a rental. Cleaning fees, décor, utilities, insurance, licenses, risk assessments, and marketing all add up. That’s where Clark Anderson comes in—we’ll help you manage all these moving parts. Your one-time set-up fee covers everything from professional photography and copywriting for your property bio, to a deep clean and onboarding across multiple platforms, all handled by our expert teams.

As a commission-based company, we’re fully invested in your property’s success. Our management fee is 20% + VAT, ensuring we’re motivated to help you achieve the best results.

You can secure Clark Anderson’s holiday let services with a one-time pre-letting fee, starting from £595 + VAT depending on the size of your property. From there, we ensure your home is beautifully presented and positioned to maximize your revenue.

We offer our management services across Tayside, Angus, Perth, and Fife. Currently, we cover areas from Auchmithie to Comrie, and from Forfar right over the Tay Bridge to Crail.
