Their influence is clear throughout, with thoughtful design, quality materials, and careful attention to detail at every turn.

Set in a peaceful pocket of countryside just outside Balmullo, the house offers privacy, space, and far reaching views across the Fife landscape. With private parking and a tranquil rural setting, it feels wonderfully removed from the everyday while remaining well placed for exploring the surrounding area. The property accommodates up to ten guests in line with its licence.

Living Space and Bedrooms

The home has been designed with comfort and flexibility in mind, with natural light and open views shaping the layout. The open plan living space sits at the heart of the house, centred around a wood burning stove that brings warmth and character. Corner windows and carefully positioned glazing frame the countryside beyond and flood the space with daylight.

There are four bedrooms in total. Two feature super king beds, one offers a king bed, and the bunk room includes a double bed with a single above and a trundle below, making it particularly well suited to children. A skylight brightens the bunk room and connects it to the outdoors.

Three bedrooms benefit from en suite bathrooms with spacious walk in showers. The principal bedroom includes a bath within the room itself, ideal for a quiet soak at the end of the day. Upstairs, the family bathroom features a bath and distinctive green tiling. The study also provides a double sofa bed, offering additional flexibility for group arrangements.

Kitchen and Dining

The modern kitchen is fully equipped for group stays, with generous work surfaces, a dishwasher, and an expanding dining table that seats up to ten guests comfortably. It is a space designed for gathering, whether for relaxed breakfasts or shared evening meals.

A separate boot room and utility area, complete with an additional dishwasher, add practicality. Just off the kitchen, a sleek bar area makes entertaining easy.

Location

An Teallach is ideally positioned for exploring Fife and the east coast of Scotland. Balmullo is a short drive away for local amenities, while Leuchars train station provides convenient links to Edinburgh and beyond.

The historic town of St Andrews is nearby, known for its renowned golf courses, sandy beaches, and excellent places to eat. The surrounding countryside and coastline offer wonderful opportunities for walking and cycling, including stretches of the Fife Coastal Path.

Guest Access and Important Information

Beyond the main living areas, guests can enjoy a quiet study with corner windows overlooking the landscape, a cosy snug for relaxed evenings, and a garage converted gym with a Peloton bike, rowing machine, free weights, and yoga mats. Outside, the patio with BBQ plinth provides space for enjoying long summer evenings.

The property is approached via a long, unpaved track. While suitable for most vehicles, very low cars may find access challenging, so we recommend driving slowly and planning accordingly.
